Amber House Gion is a spacious two-storey machiya house, tucked away on a residential cul-de-sac off a side street in the center of old Gion. Amber House Gion is now set up with a living room, two spacious
bedrooms, kitchen, and bath. There is a small inner garden, framed by
large plates of glass for private enjoyment. The back side of the house has windows that face directly into the gardens of Kenninji, the oldest Zen temple in Japan. There is no through car traffic, affording visitors a truly tranquil setting. This house can accommodate four persons comfortably.
The house was built in the Meiji Period, over 100 years ago, by a local architect, whose distinctive style sets this house apart. “Ochaya” tea houses such as this were originally designed as exclusive places where geishas would entertain the elite members of society, in a very high-end, private setting. Radiant heating provides warmth in the Winter, and ample air conditioning assures coolness in the Summer. There is abundant natural light, since the house faces South.
The house has been meticulously decorated with a high-end combination of antique and stylish modern elements, and was designed with the comfort of Western visitors in mind.
It is located just a few steps from The Gion House and Indigo House
Gion.
The Gion neighborhood is known for its long history as Japan’s most
important geisha district, where you can still find streets lined with
the historic buildings for which Kyoto is known. And there is so much to
see and do within walking distance. The heart of downtown is just a ten
minute walk away.

Property and Cancelation Policies :
A thirty (30) day notice is required for cancellation. Cancellations that are made at least 30 days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay that are made less than 30 days of the arrival date, will result in forfeiture of payment, unless we are able to find another party to take the period you have reserved and wish to cancel. In case cancellation is directly related to government restrictions on travel to Japan, payment will be refunded in full, at any time. Refunds will be applied to the credit card used for the original payment. If refund is applied more than six months after the date of the original payment, refund will be made by wire transfer,with the fee paid by the guest.
Terms and Conditions
PAYMENT
*A deposit of 30% of the total (including tax and cleaning fee) will be charged by credit card at the time of booking, and the balance will be charged 30 days before check-in. If arrival date is 30 days or less from time of booking, the full amount will be charged. Rates are in Japanese Yen. Total amount includes all utilities, rates, taxes and charges associated with the use and occupancy of the property. There must be no damage to the property, key must be left in the key lockbox, and no items should be missing. Replacement or repair of missing or damaged items will be charged to the occupant.
TAX
*Kyoto accommodation tax is ¥200 per night per person when the nightly rate is less than ¥20,000 per night per person. Tax rate increases to ¥500 per night per person when the nightly rate is ¥20,000 or more per night per person...in the latter case, we'll adjust this manually at the time of confirmation and send notification to the guest.
HOUSE RULES
*Minimum age for children is 7.
*No smoking (including e-cigarettes) either inside the house or within five meters of the house or neighboring residences. No use of candles or incense.
*Shoes must be removed when inside the house.
*After arrival, we are required to make a copy or take a photo of the passport of each guest. We'll give you further instructions later.
*No more than the agreed number of guests allowed.
*The house will be professionally cleaned prior to check-in. Cleaning during the guest's stay will be the responsibility of the guest. If professional cleaning and change of sheets is needed during the stay, we can arrange it for a charge of ¥12,000 per time. Must be reserved at least 72 hours in advance.
*Initial supply of soap, shampoo, toilet paper, tissue, laundry soap etc. will be provided, with subsequent requirements to be met by occupants.
*Regarding bedding, please note: If you are a party of 2 guests, we will assume that you sleep together and prepare only the bed for you. Please let us know if you wish to sleep separately, or if you prefer to sleep on the futon. If you are a party of 3-4 guests, we’ll prepare one double bed and one double futon, unless you request a second futon in advance.
